Concrete is naturally porous. Depending on how it’s made, it can hold 5% to 20% of its weight in water, making it effectively a stiff sponge. When something is spilled or rinsed with water, staining and discoloration can occur. Spills, like oil, seep into the concrete pores, and while the surface can be wiped clean, what’s in the pits and pores remains. Hosing down the surface may solubilize the dirt on top, transferring it into those hard-to-reach low areas.
Blotting spills instead of wiping them is recommended unless the floor is sealed or coated. Power washing can help but won’t fully restore the original appearance or address the root cause—those open pores. To maintain clean concrete, it’s best to seal or coat it. Sealing fills in the pores, so dirt remains on the surface and can be easily cleaned. However, spills left to dwell may still seep through. A coating offers a more consistent barrier and can also enhance the floor’s appearance.
When we talk about stained concrete, it’s important to distinguish between two types: negative (unintentional) stains and positive (intentional) stains. Negative stains, like oil spills, need to be cleaned with a product like MARBLELIFE ENDURACLEAN, which lifts oils from concrete pores. For oil stains that have soaked in, you may need to use a poultice to draw out the oil over time.
On the other hand, positive stains are intentionally applied to change the concrete’s color. These stains are typically paired with a polish to add gloss. However, if the concrete already has negative stains or damage, these will be accentuated by staining. In such cases, a concrete overlayment may be necessary for a clean, uniform look.
Concrete cracks or patches remain visible after repairs, even with polishing or staining. To hide them and achieve a clean, uniform appearance, you can consider one of two options:
Coatings: MARBLELIFE’s ENDURACHIP or MARBLIZED coatings can introduce color and convert your concrete floor into a polished showroom look.
Overlayments: If you want a polished or stained finish, you’ll need to apply a thin overlayment to hide the floor’s history. This method gives you a uniform surface for a polished or stained finish.
Sealing concrete is like an insurance policy—it helps keep messes on the surface, making it easier to clean before they become permanent stains. Concrete is porous, and once a spill seeps in, it’s nearly impossible to wipe it out. Sealing prevents liquids from entering the concrete’s pores, giving you time to clean up before a stain sets.
Oil spills, for example, are notorious for leaving stains. Sealing your garage floor can protect it from these inevitable leaks and make cleaning much easier. Without sealing, any spill that occurs can lead to extensive repair work.
If your concrete floor is sealed, oil spills can be easily absorbed with cat litter and cleaned with a strong degreaser like MARBLELIFE ENDURACLEAN. However, if the floor isn’t sealed, removing oil becomes more complicated. After cleaning the surface, you may need to use a poultice to draw the oil out from the pores. This process can take several applications, but it can eventually lighten the stain.
Once the stain is gone, seal your concrete to prevent future stains and make cleanup easier.
If your coating is flaking or failing, it’s likely due to insufficient bond strength between the coating and the concrete. Concrete naturally contains air that expands with heat or moisture, increasing internal pressure. If the coating’s bond strength is weaker than this pressure, it can cause the coating to pop off.
Proper surface preparation, such as dry grinding, increases the surface area for bonding and improves adhesion strength. Poor cleaning before applying the coating, especially if the surface is oily, can also lead to future coating failures. Re-applying a new coating over a weak bond won’t fix the problem—the existing coating must be removed first.
